I am currently renting a 1 Bedroom apartment (9th floor) in a luxury building on the Upper East Side in Manhattan, but due to family health issues I need to move back to my hometown in Florida. I am looking to assign the remainder of my lease, which is from June 1, 2012 through September 30, 2013, to another tenant. (And of course the option to renew once the remainder of the lease is up). I’m also willing to negotiate an earlier transfer if desired. I live in a newly constructed (2010), smoke-free (non-smoker’s only), pet-friendly, luxury building on Lexington Avenue & 97th, 1 block from the 6 train. The apartment has hardwood floors, new stainless steel appliances, granite countertops, a spacious walk in closet and storage closet, and a washer/dryer in the apartment. Pictures can be seen on the “Apartment Features” section of the building website: www.1510lex.com. Some amenities include an extended hours fitness center, 2 lounges, and a landscaped roof deck. (See “Building Amenities” section of website for more info and pics) There is also a 24/7 concierge attended lobby, and an on-site parking garage. A big perk of the lease assignment for the new tenant is that you will keep my current rent amount which is $3018 a month, as opposed to the current costs of creating a new lease for a 1BR apt in my building (and in most Manhattan luxury buildings right now) which starts at $3600. (As seen on the “Availability” section of the website) The building is also rent stabilized. The financial requirements are that tenants make, or have liquid assets equaling, 40x the rent, (can also work with a guarantor if necessary – Insurent.com is a popular NY guarantor company) and the building will run a credit/background check before approval. You would need to supply the standard security deposit, equivalent to one month’s rent – $3018, of which you will get back when you move out. There is also a $75 standard application fee. Once the lease assignment is complete I will be relinquished of all rights and responsibilities, and you will take over as if you just started a new lease on your own.
